How to Maximize Your Credit Card Rewards

Been sucked in to the lure of a rewards credit card only to get burned in the end by high interest rates and a less than stellar return when it came time to cash in those points? Youre not alone.

For credit card companies, acquiring customers is big business, and most cards today offer some kind of incentive for running up the charges on your plastic. If youre not careful, and use your card at will just to collect a few measly points, you could get stung. But by following a few simple rules, you can turn the tables on the credit cards companies and use that rewards card to your advantage.

What to choose?

Most likely, your mailbox is full of pre-approved offers for new and exciting credit cards. In fact, in 2005 over 6 billion unsolicited credit card applications were mailed. The average person received approximately 72 offers. If youre in the market for a new card, its important to weigh your options carefully. Most credit cards today offer some kind of rewards, but which one is right for you?

Take a look at your lifestyle and spending habits. Would you benefit from a points-based rewards card, an air mileage card, or one that offers cash back on purchases? Points-based cards usually give you one point for every dollar charged. When you accumulate enough, the credit card company will usually have a shopping portal set up, where you can redeem your points on a variety of products (e.g., electronics, gas cards, travel, etc.).

Problem is, most items in the catalogue are ludicrously overpriced, though its better than nothing. Air mileage cards offer great benefits to the frequent flier, but in todays airline industry, whos to say how much fees will be raised by the time youre ready to redeem? With cash back cards, theres most likely a set amount youll need to charge annually before you reap any benefits, so make sure you read the fine print before you sign up.

Take Advantage

Quite simply, offering incentive-laden cards are a way for credit card companies to get you to sign up. Rarely are the rewards worth the interest rates youll pay if you carry a monthly balance. But therein lies the rubpay off your credit card every month and put those rewards to work. Heres how: Charge as much as you can on your rewards card. We know, it goes against everything you were ever taught about using a credit card. Let us explain.

If your collectors allow it, charge every bill you have to your credit card instead of using a debit card or writing a check. Then, pay that balance off immediately to avoid incurring an interest fee. Youll collect big rewards points fast, and itll be just like paying cash. Be disciplined about it though, even one month of letting those charges sit on your card can be a killer when the fee kicks in.

Another idea: instead of having separate credit card accounts for you and your spouse, ask for an increase in your credit limit and a companion card for one account. The more you both swipe the plastic, the quicker youll accumulate rewards points.

Off the beaten path

As rewards cards have become more prevalent, credit card companies have come up with new incentives to make their cards more desirable to consumers. Many cards have a system that provides extra rewards points to customers who shop with certain vendors. Some will even offer coupons where you can save big shopping with certain companies while still earning extra points. It might take a little more effort, but it will certainly rack up the rewards points at a vigorous pace.

The History Of Hello Kitty

Hello Kitty is an animated cat that was created by Sanrio more than 30 years ago. Since her creation, she has become the most popular of the Sanrio characters and the idol of millions of young females in Asia and everywhere else. Today she appears on thousands of different things ranging from teddy bears over toothbrushes to pink electronics.

Hello Kitty was born on the drawing board of Sanrio in Kobe, Japan in 1974. She was designed by the Sanrio employee Ikuko Shimizu, but later the responsibility for her was given to first Setsuko Yonekubo and later Yuko Yamaguchi. In 1975 did she appear for the on her first item, a small plastic coin purse and soon other small items for young girls followed.

The Hello Kitty items was a big success and started to sell very well. Soon after followed American Sanrio shops with Hello Kitty and other popular characters. The first Sanrio shop in America appeared in 1976. Today there are more than 120 official Sanrio shops and more than 3000 affiliate shops.

A special team at Sanrio lead by Yuko Yamaguchi takes care of Hello Kitty, introduces new designs with her image and removes old designs. Every year thousands of new items appear, while an equal number of old items disappear. Most of the items feature Hello Kitty, but it's also possible to find items with her family and friends.

There are several films, books and more about Hello Kitty and she also have her own fan club. In 1990 did she open her own theme park, Sanrio Puroland, in Japan and there she currently receives around 1.4 million visitors a year. She has even become so popular that she has been named junior ambassador to UNICEF.

Today there seems to be no limitations to the popularity of Hello Kitty. Famous western pop starts and actors have recently started wearing Hello Kitty jewelry, so might easily become in more popular in the coming years. Some of the western pop stars and actors that have been seen with Hello Kitty jewelry include Britney Spears, Mariah Carey, Cameron Diaz and Paris Hilton. Even famous men like Ricky Martin and Steve Tyler have contributed to Hello Kitty's popularity.

Is Reciprocal Linking Better Than One Way Links?

The current trend, put simply, would answer Yes.

The search engines are favoring popular links. Meaning the more links to one site, the more popular that site is and therefore should rank higher within the search engines. This is this argument that many webmasters believe and 'one way link' farms are claiming.

However, we found one important floor in this issue. Many web sites link to each other because it makes good business sense to do so. If the search engines were to penalize these sites, they could be eliminating quality web sites simply because they think that the reciprocal links were ill-formed.

Why would the Search Engines want to exclude quality web sites?

They don't!?

Although it is true that many reciprocal links are SEO tactics and webmasters manipulating the system. This isn't necessarily a bad thing though. Google claims to have indexed over 8 billion pages, and I'm sure that it's the grand link campaigns and reciprocal linking on the internet that helped them find a few of those 'billion pages'.

'Quality' and 'relevance' is important for search engines and they can determine this by a number of measures

Comparing themes of the link source and link destination pages

Placement of links on the page (i.e. is it in body content, ad section, navigation area, etc.)

Relatedness of the two linked sites (are they in compatible industries?)

These three measures alone will provide a far greater measure of the quality of a link than looking at whether a link is reciprocated or not.

So, could this work for 'one way' links?

Well possibly . . . if the theme and content of the linking sites are related to your site.

If you're buying 'one way' links from a link farm, are they managing this for you?

Who's 'vetting' the links?

and how can you check this?

If the link is coming from a 'bad neighborhood', then that web site could be banned by the search engines and the link to your site is worthless!!

Can you check the quality of the incoming links?

'One way' linking can not easily answer that question.

Reciprocal linking can confidently answer YES. The webmaster is in control of who does and who doesn't link. Link management services like the www.intiallinks.com make this process very easy. The service is free and all members and web sites are vetted by human editors to ensure quality linking and the exclusion of bad neighborhoods. All members have one thing in common - they all want to exchange links with other quality web sites, and initiallinks.com ensures that.

In regards to links, and SEO in general, we don't believe it makes much sense for search engines to look for ways to penalize those who are manipulating the system to their advantage, but rather to make sure that those manipulations work to provide higher-quality search results. Only reciprocal linking can give that control to the webmaster.

Measuring Success

Measuring success is a very personal concept as everyone has different goals, aspirations and targets. The actual size of the success you are aiming for makes a difference too. I count myself lucky to be able to discuss a variety of different levels of success through this article as I feel that my achievements so far outweigh the disappointments though Ive had plenty of those.

The Encarta English dictionary quotes success as simply as Achievement of desired aim and also something that turns out as planned or intended. These are my favourite definitions compared to another impressive achievement, especially the attainment of fame, wealth or power!

Many people would most likely start off with making a youth sports team, passing exams or Graduation (definitely a big success for anyone!). However, I class my first big success when, as a 15 year old, I was told that subject to attaining the correct grades in my school exams I would be joining the UKs Royal Air Force as an apprentice aircraft technician at the ripe age of 16 and 2 months!

How your career develops and the corporate heights you may reach are another level of success many of us choose as a measure of how well we have done with our lives. For me, a major disappointment was the realisation that a promotion was passing me by and there was a strong likelihood that I was unable to reach my personal career goals as a result.

I had aspired to reach the rank of Sergeant by the age of 30 and then hopefully continue to move up the ranks from there. When I was told that I hadnt been selected for promotion around my 30th birthday I began to ask questions the answer was that I was a long way off being selected. I had worked hard and shown tremendous dedication during my military career earning excellent reports and couldnt understand what had gone wrong.

This had happened to coincide with a couple of major events the first being my 2 year old son refusing to even acknowledge me after I had been away on an operational deployment with the Airforce for over a month. After several days he communicated to my wife that the fact I had left him to go away with the aero planes had really upset him! I was faced with a rapidly deteriorating world security situation that would undoubtedly lead to even more time away which, like many military families, was going to cause upset and hurt.

At the same time, my sister in Law had successfully settled in Canada after marrying her Canadian boyfriend several years previously. We had visited several times and fallen in love the country and the lifestyle it could offer a young family. So, disgruntled at no promotion and the prospect of hurting my family I was determined to leave the only real employment I had ever had after 16 years and start again in a new country.

Looking back, I feel that my time in the Airforce WAS a complete success because I met fantastic people, learnt a tremendous amount of life skills that only experience can teach you and also gave me the confidence and determination to move on. I knew that anything was possible given the correct drive and willingness to work hard. I spent a year upgrading my qualifications and then both my wife and I spent hours researching and planning our move. During this time, our second child, a daughter, arrived to make things a little more interesting.

I left the Airforce and arrived in Canada with my family in 2003. We lived in my sister in laws basement for over 2 months while our house was being built and we set about building our new life. To keep the money coming in my wife took a job at the local movie rental store while she completed her retraining as a fitness instructor. I was able to find fulltime employment within 6 weeks which took an enormous strain off life.

We have often discussed the point at which we said, Yes, weve made it and we seem to agree the 2 year mark was an important milestone. Both our children are settled and happy enjoying the great outdoor life that Canada has to offer and not one of us wants to go back to the UK to live. We are about to apply for Canadian Citizenship and are actually looking forward to winter to go skating, skiing, tobogganing and ice fishing. I could easily say that to leave guaranteed employment, nice house and sell everything to move overseas would be our biggest success and it comes a very close second purely because it was a team effort with my Wife. There is no doubt that we couldnt have made it as far as we have come on our own and the thought of letting down 2 young children is enough to spur anyone on when times are getting tough.

I think my personal best success so far is to design, build and write the content for my own website with absolutely no knowledge or experience of websites. After we had settled successfully, I decided to help others in our position by writing an article on how we immigrated to Canada. I stumbled across some website building software whilst surfing the internet one night and then decided to expand the plans and build a permanent information resource on Canada instead! This may not seem a huge achievement but I have now developed this website into a successful business not making millions but it is growing and has virtually no overheads!

I have spent a fair amount of time writing and researching the information and have over 150 pages of information on the site http://onestopimmigration-canada.com all made possible by a software package. With well over 15,000 site visitors each month a total that is growing month on month - and rankings on Google in the top 10 of over 62 million sites, the success of the site continues to amaze me. With a 4 figure income being generated mainly automatically each month through advertising my audience reaches over 75 countries worldwide. Because of this, the day I can write professionally and lead a less stressful life is drawing closer. The chances are it will be after the kids have left home but to have a second, home based income is a blessing and the lessons I have learnt through the site in both business and writing could not be taught for 100 times the price of the software I use!

Though success can never be guaranteed; hard work, determination and having a goal to aim for are essential ingredients. All the parts of my life that I class as successes have taken several years, a lot of hard work and the determination that whatever happens I will stick to my vision and keep plugging away in as small a step as required to give the end result I want.

I hope you have found this article of use and I wish you every success in YOUR future.

Dave Lympany emigrated to Canada in 2003. More information about the website I have and/or how I built it can be found at http://www.onestopimmigration-canada.com/build_a_website.htmlAlexine Blog48269

Traveler Tips

Important general tips

Always buy your tickets online because online tickets are cheaper (as it doesnt include the agents commission) and you can easily compare the prices offered by different airlines.

If its your first time to a particular country, then cracking a deal with some of the best tourism agents and companies like SOTC, Thomas Cook could be a good idea and in first place you can bargain as well.

Always plan your journey and book tickets months in advance that could save a lot on money.

Never forget to bargain if you carrying extra luggage, although packing less and packing right is highly advisable.

Always read about the weather, history and people of the place you are traveling to that could really make you comfortable.

Possibly, carry along a credit card because most credit card company offers cheap interest rates and easy repayments on international transactions. Make sure with your company about the transaction rate.

Always carry more travelers cheque rather than cash money because it is safer and easily exchangeable at most of the banks.

Never forget to carry some cash in case of emergencies they might work your way out

Also, get an insurance done if you going for long vacations because many insurance companies cover theft, minor law breaking and accidents.

Also carry regular medicines for cough, cold or fever.

Packing Tips

Lets have a quick summary of what you should carry. Packing could be the most tedious job of all. But, when your destination is Europe you dont really have to worry a lot. In short, Pack less and relax. I m sure you want to enjoy more and not sweat most of the time.

Also get the roadmaps and hot destinations flyers and small booklets with you that wont waste time and I am sure you know that time is money.

Always remember to take a camera or a handy cam, for that is what will keep the sweet memories.

The first thing you have to bear in mind is, what time of the year you want to go because most of the countries are cold during winter and most of the people prefer anytime between March and September.

First of all organize your passport, money and all essential documents in a single pouch or bag that you would be carrying on your hand.

Multi-purpose clothing must be a good idea like the ones with many pockets (remember pockets will load off all your worries) and the lower legs can be zipped off.

Also, learn about money stashing in clothes thats the tip of the day.

Never carry food as it consumes a lot of space, unless you are the cant do without sort of.

Flip-flops and light shoes are best way walking and big boots could do well if you go in mountains

Just carry two-three jeans and a couple of tees, take sample size toiletries like toothpaste, toothbrush, soap etc.

Its better to carry big rucksacks, those can be mounted on your back and easy to go about.

Never forget about the things back home, always remember things have to be safe back home so if you have someone trusted hire him/her for home sitting. One of most safest idea is leave some or the other lights of your house on ( thats a million dollar tip)

Well thats most of the thing you need to look for, rest you smart people can work out.

I wish you a happy and a safe journey.

Avoid Student Credit Card Debt

Students are prone to acquiring credit card debt. Why? Because most young people do not know or are not paying attention on how to handle their credit cards correctly. Here are some practical advice on the proper use of student credit cards and how to avoid credit card debt.

Its Just a Marketing Strategy

Be aware that credit card companies are experts when it comes to marketing their business. They spend millions of dollars in using different marketing strategies to get your attention, to grab your interest and move you to sign up with their company. Credit card companies may give away freebies, offer instant approval, and other promotional tactics which can be very hard to resist. Dont be too nave in applying for a credit card just so you can get a free coffee mug or t-shirt. Remember, theres more to it than just the freebie.

Dont Settle for High Rates

There are so many different credit card companies that are competing in the market today that students dont have to settle for a credit card with unsatisfactory features. Some credit card companies charge high rates for students because they havent yet established their own credit. However, there are still other credit card issuers who offer reasonable rates even for students like you. Dont rush in signing up that application as if theres no tomorrow. Take your time in choosing the right student credit card with the most reasonable rates. Compare the rates and features that each credit card provides. Only then can you be sure that youve chosen the right one.

Control the Use of Your Credit Card

Dont use your credit card on all your spending needs. For instance, if youre going to eat in a restaurant or watch a movie be sure you have the budget to spend on it. Dont use your student credit card on such expenses. If youll get into the habit of charging all your expenses on your credit card, it is not unlikely that you will soon be facing credit card debt. Because credit cards are so convenient to use, you wont immediately realize that youre already spending way out of your means. In the end, youll have a very hard time paying off your balances.

Educate Yourself

You can find valuable articles on the internet that are related to credit cards and credit card management. Learn about the features of a credit card, know your rights and your responsibilities as a credit card holder, know what a credit report is, how your credit report can affect you and read advises on how you can manage your finances correctly.

Budget your money

Budgeting plays an important role in avoiding credit card debt. What is your exact budget for an entire month? Whether you are self-supporting or receiving allowance from your parents, plan exactly how much you intend on spending out of that cash. Dont forget to save even just a small portion from your monthly allowance. This savings will be your fund which you can use when emergencies arise. Make sure that you will not go beyond your intended expenses for the month. When making a purchase, think about it ten times. Do you really need that particular item? Or do you just want it? Have the determination to say no or back out from making a purchase if you know that its not really very important.

Pay Your Dues

Using your student credit card in purchasing doesnt grant you the freedom from paying it back. So pay your credit card balances on time and never ever try to skip on a payment. Be aware about the scheduled deadline on your payments. Check your monthly statement of account and see to it that youre keeping up with your credit card payments.

Identity Theft Nine Threats & Nine Steps To Protection

The Bad News: Identity theft is escalating at a torrid pace. It has become one of the countrys top problems. The bad guys are finding more ways to steal YOUR identity.

The Good News: You can take control of the situation, become both reactive and proactive guarding yourself against identity theft.

Identity Theft Is Spreading Faster Than The Worst Case Of The Flu!

First, lets understand just how bad identity theft has become in this country:

The Federal Trade Commission says that there is an underground market for credit card numbers, social security numbers and ID documents organized gangs or web mobs use and sell these documents for as little as $10 each. Some of these groups contain thousands of members. The amount of goods and services purchased with fraudulently obtained personal identity exceeded 52-billion dollars in 2004.

US Department of Justice states identity theft is affecting millions of households in the U.S. each year. The cost is estimated to be six-point-four billion per year. According to the FTC, an estimated 10 million adults become victims of identity theft each year.

The Department of Justice goes on to say that the most common misuse of identity was through credit cards, accounting for 50 percent of all identity theft. Next in line were banking and other types of accounts at 25 percent, personal information was 15 percent, and a combination of several types of identity theft was at 12 percent. The average loss for each identity theft was $1,290.00. Two-thirds of those surveyed said the theft cost them money despite credit card coverage.

A recent State of the Net survey by Consumer Reports which covered more than 2000 households with Internet Access projects that American consumers lost more than eight-billion dollars over the last two years to viruses, spyware and various scams. The report also shows consumers face a one-in-three chance of becoming a cyber victim about the same as last year. It goes on to say that consumers lost $630 million over the past two years to e-mail scams.

The average person today suffers through two or more incidents with their computer each year - the computer slows to a crawl, crashes altogether, viruses or spyware take over systems and more. Its getting worse as computers become more complex and as we do more with them.

So, Who Is At Risk For Identity Theft?

According to the Department of Justice there are three groups that are most at risk for identity theft: young adults 18 to 24, adults who earn $75,000 per year or more and households in urban and suburban area. Interesting to note that about five percent of adults who earn $75,000 or more a year are hit with identity theft.

The continued growth of online fraud and identity theft are putting an enormous strain on the existing infrastructure for the Internet as well as our social structure. For example, the banking community has been complacent about security upgrades required by the Federal Financial Institutions Examination Council. They report that every bank in the country has not complied with their guidelines set for now. In an article titled, U.S. Banks Complacent Toward Identity Theft Solution, by PR Web, the single largest national security threat is a terrorist attack on our banking system. An attack aimed simultaneously at millions of user names and passwords within banks would shut down our banking system. This would instantly shut down banks worldwide. Credit/debit cards, checks, calls to the bank, would not work for at least a matter of days causing tremendous hardship and a ripple effect from no gas to I simply have to take this baby food.

Consider for a moment some of the potential social effects from this identity theft problem. What if citizens developed a lack of confidence in our credit card and monetary system causing economic upheaval similar to what we saw in the Great Depression? I know this sounds radical, but what if you couldnt trust your identity to anyone anymore? What if you feared that your money, your identity was going to be stolen? Its not unthinkable that you would store your money under your mattress at home or in a safe in the closet rather than possibly losing it to identity theft. If millions of people lost faith in our monetary system and the ability to keep their identity safe and then took all of their money home where they believe it would be safe, what would happen then?

We generally cant control what happens outside of our personal environment, what happens at a bank, corporation or the government seems so far out of reach. There are, however, steps that we can take that will give us a better chance of protecting our personal information. The first step is identifying the threats and then taking steps to protect ourselves.

Below, I have identified nine identity theft threats and nine steps to protect our identity in todays society.

Nine Threats To Your Identity

Here are nine of the most popular ways for thieves to steal your identity. Some of these are personally preventable and others are out of our control:

1. Stolen Company Data. Your personal information is stored on computers at stores where you shop, at your insurance company, your accountant, and more. It almost seems like a common occurrence where a company is hacked into and their customers information is stolen. This happens so often now that the crimes are rarely reported and dont make the front page anymore.

2. Social Engineering. Identity Thieves are very clever. They will invent any way possible to fool you into giving your identity out. Its called social engineering because the thief uses common social situations to get the information they want. Like a seemingly innocent phone call supposedly from your credit card company asking for your personal information.

3. Dumpster Diving. Identity thieves get a lot of their victims information out of garbage cans and recycle bins from old credit card statements and other personal documents thrown out carelessly.

4. Mail Theft. Your mail can contain valuable information: bills, banking information, credit cards, investments and more. Personal mail can often be stolen right from a mailbox.

5. Financial Account Hijacking. Once a thief has your personal information they can take over your personal accounts. You might not know about their activity for months.

6. Credit Card Magnetic Strip Theft. These clever crooks have tools to steal information off the magnetic strips on your credit card.

7. Discarded Computers. Your old computer really can tell stories. Even though you erased your hard drive crooks have tools to reclaim your personal information and use it against you.

8. Spyware and Viruses on Computers. You may not be familiar with the term malware. Its a term that covers all of the hacker tools that can cause harm on your computer. These tools include spyware, keylogger tools, Trojan horses and more.

9. E-mail and Internet Scams. Cyber thieves are getting more and more creative using scams like Phishing, Pharming and fancy come-ons to entice you to give them your personal information.

There Are Four Ways You Can Approach Protecting Your Identity...

One way is to do nothing and hope that identity thieves dont harm you.

Second, you can be reactive. Reactive simply means that you are responding to all the material that comes your way. You are checking your credit card and bank statements to make sure nothing peculiar is on them. And if you do find something strange you contact your bank or credit card company immediately. Reactive also means that you are checking your credit report when you apply for credit or a loan.

Third, you can be proactive. A proactive approach is a more aggressive way of protecting yourself against the bad guys. You are constantly looking ahead and evaluating before giving out valuable information.

And fourth, combine reactive and proactive approaches. This is the best way to ensure you identity protection.

Nine Critical Steps To Proactively Protecting Your Identity...

Here are your Nine Proactive Steps To Identity Protection:

1. Begin to operate on an I have to know everything approach when you give out your personal information. Only give out your personal information to people you know and trust.

2. Protect your Social Security Number, credit card and other financial information. Do not give this information out over the phone unless you initiated the call or as we stated above are talking to a trusted individual from a trusted company.

3. Cancel all of your unused accounts including banking, credit card, licenses and permits.

4. At least once a year, if not more often, update and check your credit report and Social Security Earnings and Benefits Statement to make sure everything appears as it should.

5. Protect your mail. Make sure you have a secure locked mailbox to receive all of your mail. Always mail your payments and checks from a secure Post Office Box or from the Post Office. And, if you have a Post Office Box at the Post Office never discard your mail in a garbage can. Always bring your entire mail home.

6. Always crosscut shred all bank statements, credit card applications or information and important documents before discarding to recycle or the garbage. It is best to stir up the shredded documents to make it even harder for identity thieves to steal your information.

7. Purchase identity theft insurance. This will cover any losses incurred while recovering your lost identity once a crook has stolen it.

8. Invest in professional grade protection for your computer. The best protection available today comes from Managed Internet Security Service providers. The best security services include best-of-breed corporate grade security software for your computer, as well as unlimited service and support from trained security pros. Make sure it is the same kind of service that is used by major corporations around the world. Frankly, the over-the-counter and free security software programs available dont keep up with todays professional cyber thief. If those popular programs worked, why do we see the cyber-crime problem growing at a progressively faster pace?

A managed professional Internet security program should have the following technologies installed: A bi-directional or dual Firewall that prevents information from coming in or going out of your computer without your permission, anti-virus protection that is updated daily, and malware protection that is updated daily. Malware consists of spyware, adware, Trojan horses, keyloggers and more. It constantly changes so you will need a technology that keeps up with the professional hackers who want your identity. Your best bet is to find a professional security service that affordably manages all this for you.

9. Beware of e-mail scams like Phishing and Pharming. Phishing is an e-mail that looks like it came from a bank or business claiming you need to take care of a problem or your account will be closed down. It takes you to a page to fill out your personal information. Meanwhile, Pharming is redirecting your computer from a legitimate to a fake web site. For example, you may think that you are going to your banking site, but instead are redirected to a site that looks like your banks web site, but is hosted by an identity thief.

Identity theft continues to grow at a torrid pace. Millions of people in the United States will lose their identity to thieves in the coming year. Many of them will suffer for years trying to clean up the mess that was left behind.

The bad news is we cant control all of the identity threats we face each day. The good news is there are reactive and proactive steps we can take to protect ourselves against personal tragedy.

Lease Option To Buy Home Programs Popular With Bad Credit Home Buyers

Lease options to buy home programs are becoming increasing popular with those that have bad credit problems and can not normally qualify for a home mortgage loan, according to Jaime Polanco, real estate investor and President of AmeriVision Mortgage Corporation.

Many potential home owners believe that buying a home will overcome or fix a bad credit situation! They go from mortgage broker to mortgage broker looking for a loan that does not exist, rather than try and remedy the problem.

To qualify for a home mortgage loan the bad credit situation has to be fixed first, and not the other way around. Lease option to buy home programs provide that solution.

People who have benefited from a lease option to buy home program include those that are recently divorced, suffered bankruptcy, or where FICO credit scores are simply too low.

Lease option to buy home programs, also know as rent to own programs, are unlike regular mortgages because the applicant does not have to qualify for a loan.

The initial focus is on the ability to make monthly lease payments. As most are making rental payments anyway, this is not much of an issue. The second focus is on their future potential for purchasing the home.

Bad credit issues can be worked on, while living in the new home. Over time, most credit issues can be corrected.

Lease option to buy home programs make ideal alternatives for the self-employed, compared to traditional means of home ownership.

The original agreement for a lease option to buy home program states the purchase price the day the tenant moves in, and doesn't change. Any increase in the value of the home belongs to the tenant when the loan is closed.

Typically, with a lease option monthly payments are less than it would cost to own the same home. These monthly savings can be put away, and used to increase the down payment at the time of actual purchase."

Depending on the situation, a tenant can occupy the new home in just a few days or a move-in date can be scheduled around any current living situations.

A minimal down payment is required, or down payment assistance is available if needed. The down payment, and a monthly rent credit, will be deducted from the purchase price of the new home, reducing the amount of money needed at closing.

Lease option to buy home programs help tenants by improving their FICO score and they can look forward to home ownership in a relatively short period of time, concludes Polanco.

6 Ways to Create Multiple Streams of Income

To achieve financial freedom, one cannot only depend on the earned income from his/her day job. One needs to create multiple streams of income, by tapping into the different channels of opportunities.

Let me share with you 6 main types of income streams:

1. Write your own books; create your own audio cds, e-books, video etc. Then earn royalties and fees from licensing or selling your intellectual products.

2. Conduct seminars and workshops so as to magnify your value by reaching to more people at one time. In this way, the money that you will earn from each workshop or seminar will not be fixed; it will all depend on how many people you are willing to reach.

3. Start your own business. Earn dividends as an investor or directors of a business, earn salary as a CEO, and earn through royalties from the brand of a business.

4. Earn commissions from sales, or referrals. For e.g. through online affiliate programs, through downlines, Google Adsense, etc.

5. Earn through investment in real estates by collecting passive income from rental fees.

6. Earn through investment in paper assets such as stocks, mutual funds, bonds, etc.

Before you engage in any one of the way to generate your additional incomes, please do read up and understand the field of investment first.

Q&A With The Physique Transformation Expert

Q: l have heard you talk about keeping your macronutrient ratio pretty much the same as you try to get leaner, and simply reducing the number of calories you are taking in each day based on the results you are seeing. Does that mean as I continue to lose weight (weekly or daily), I should continue to drop my calories, but keep the same ratios? Right now I'm multiplying my bodyweight x 10 to get my daily calorie total. I'm currently weighing in at 190 so 1900 cals per day. For example, regarding your statement, if I weighed in at 185 by Sunday I would lower my total cals to 1850. Is that right? As you can see I'm currently cutting to get rid of my fat, but after this phase is complete I plan on doing a clean bulk. Thanks for your time Russ....

Regards,

Mathew

A: Yes, that is exactly what I mean about keeping your ratio of protein, carbs, and fat the same as you decrease your calories. I personally like using an approximate 40% protein, 40% carbohydrates, and 20% fats. I may bump up my protein percentage a little and decrease my carbs when attempting to get very lean, but I am more concerned with the total number of calories I am consuming than the macronutrient ratio. Burning body fat comes down do taking in fewer calories than you consume, no matter what type of calories those are. I personally feel that this ratio provides the best environment for maintaining and even building lean muscle mass while dieting.

As far as the number of calories goes, that is a little tough to give advice on since I don't know how often you are training, doing cardio, and most importantly what your goals are. The number of calories you are taking in per day would really come down to 1) how much fat you want to lose 2) how quickly you want to lose it. If you want to lose a lot of fat in a little amount of time then your calories will need to be lower (or cardio increased) than if you are allowing yourself more time to lose the same amount of fat. For your weight 1900 calories/day seems pretty low. The best advice I can give is to give 1900 calories a try for a week and see how your body reacts. If you are losing body fat at an acceptable rate and still have energy to train intensely then you are on track. Otherwise, adjust upwards or downwards accordingly by 100-200 calories a day. Don't get too caught up in calculating your bodyweight by 10 but more on measuring the results you are achieving at a ce!

rtain calorie level and then making the necessary adjustments.

Q: Hey Russ,

Every time I do legs, I always pop blood vessels in my shoulders.....is this normal?

A: I think it is pretty normal to get red marks or even scratches on your rear deltoids when performing barbell squats. I doubt that you are actually 'popping' blood vessels, although it may be possible with heavy weight exerting pressure on the traps. I would not be too concerned about it. If you are worried about the appearance factor then it will help to wear a sweatshirt or use a pad on the bar during your squats.

Q: Mr. Yeager,

I recently signed up for your newsletter. I am a 53 year old male that has decided to get into shape I have no interest in body building because I believe the rigorous routine will probably kill me (LOL). I would like a decent hard body and abs. I have used a treadmill to shed most of my stomach fat. I can see signs of my upper stomach muscles peeking through. To increase my muscle tone I am considering using a product called Mega Milk (Nature's Anabolic). Are you familiar with the product? It is made by Dymatize. Since all the limelight is on steroids these days I'm wondering whether this product is steroid free. Will something like this actually build muscle? I would also appreciate your suggestion to aid me in my quest.

Thanks,

John

A: Hi John,

Thanks for your e-mail and for signing up for my newsletter and congratulations on your decision to get in shape!

As far as supplements go, remember first that nothing can replace hard work in the gym and proper nutrition. Supplements can definitely help you build muscle and lose body fat if you use the right ones in the right ways. I have never used the Dymatize products but am pretty sure that the product you refer to is a high protein meal replacement, which does not contain steroids. High Quality Meal replacements are one of the best investments you can make in terms of supplements. My personal favorites in terms of quality and taste are Ny-tro Pro 40 made by AST Sports Science, Muscle Milk made by Cytosport, and Intake Performance made by InStone.

Unfortunately, while there are some supplements that can be very beneficial there also some that are pretty much worthless and made only to make the supplement companies rich! This is why one of my missions is to help people weed through all of the confusing and conflicting information on supplements and make an educated decision so that they get the most out of the supplements they purchase with their hard-earned money.

I am always happy to answer any questions others may have about specific supplements before they make a purchase so they dont waste money on an ineffective product or even something that may be a quality product but unnecessary for that individuals goals.

I encourage you to read through the free information on my website on training, nutrition, and supplementation as well.

Take care and good luck with your fitness endeavors!

Q: Dear Mr. Russ Yeager,

For one week during my summer vacation, I will be going camping with my family, and was wondering how will I be able to work out in the Rocky Mountains? Do I just do push-ups and crunches for my week workout there or what?

Oh, by the way, good luck on your upcoming bodybuilding competition. You've been training really hard and are very determined to win, as I can see!

Good luck and keep up the good effort!

Take care,

Mark

A: Mi Mark,

Thanks for the kind words. I would do this...If you have not taken a week off in a while then train really hard and intensely up until it is time to go on vacation. Im talking as hard as you can striving to make each workout significantly better than before. Your body will then be primed for some great growth but at the point of almost overtraining. Then take that whole week off from weight training. One week out of the gym will not hurt your progress and is actually good for your physical and mental recovery. Also, since you trained so hard and then gave your body a break you should initiate some new muscle growth. Remember, your muscles grow outside the gym, not inside!

Enjoy your vacation!

Q: Hi Russ Yeager. My name is Patsy, I am preparing for a bodybuilding competition in 5 Nov 2005. You look great! My goal for this competition is to be as sculptured as you are. Giving my age, 50 plus, do think I can get that cut? Since I read your article on intense cardio, I have been focusing on my cardio. This week I have done four days of med high intense work out. My goal is to reach high intensity training. Do you have any advice on how I should go about this high intensity cardio training to prepare me for the best I can be come Nov 5th?

Thank you,

Patsy. Looking forward to hearing from you.

A: Can you get as cut as me? I can't answer that for sure, but I do know that if you are completely dedicated from now until Nov. you can achieve outstanding results! Heck, you may even be more cut than me.

You should be proud of yourself for your dedication and passion for bodybuilding and fitness!

A great way to make sure you are getting the most out of your intense cardio work is to record the distance and/or calories burned on the piece of cardio equipment each time you perform a session. The next time you work on the same piece of cardio equipment you have to beat the numbers from last time. This forces you to raise your standards and metabolism each time and ensures you are working hard enough to progress! Good luck with your contest preparation!

Starting Up A New Business-How You Can Quickly and Easily Do a Break Even Analysis

Break-even analysis is a good tool for quickly determining if an idea has any legs under it. It is not meant to be used alone as a sole decision making tool. Most business formula-tools work better when tracked over time and compared with other decision making tools, including the owner's gut instinct.

Break-even needs you to track your direct costs. Direct costs are expenses that only occur when you sell a product. Examples of direct costs are cost of products you sell and supplies. Once you subtract these costs from your income, you know how much each sale contributes to pay for your overhead (another term for indirect/fixed costs) costs. Business terminology can get confusing but hang in there.

This can also be done with percentages.

Step 1 is to subtract your direct costs from your income to get a number called Gross Profit.

Step 2 is to divide the gross profit number by your income to determine its percentage of income; e.g.

$2,000 of income minus $500 of direct costs equals $1,500 of gross profit.

$1,500 divided by $2,000 equals 75%.

This means that 25 cents of every $1 of sales goes to paying direct costs (products and supplies) and that 75 cents is left over to pay for all the other expenses (indirect costs) plus your profit.

If your company has rent, advertising, utilities, and auto expenses (all indirect costs) of $1,000.

Then $1,000 divided by .75 equals $1,333 (this is the sales volume necessary to pay all your indirect costs and your profit equals zero.

The $1,333 level of sales in this case represents your break-even point.

How can you use break-even info?

Using the above example, say you want to hire a helper that is going to cost you $800 per month. How much more income do you need to pay for this helper?

$800 divided by .75 equals $1,067.

You need $1,067 additional income per month to pay the $800.

Break-even analysis is a great way to set sales goals for your sales staff. The base salary you pay would be an indirect cost and any commission would be a direct cost. Lets use the above example.

$800 for base and you are going to offer a 20% commission on all sales.

The 20% would have to be added to the direct costs (25% + 20% commission = 45%).

The new gross profit as a percent would be 100% (total sales) - 45% = 55% gross profit.

$800 base salary divided by .55 = $1,455 in additional sales to pay for their base salary and commission.

Lets say you want $5,000 per month for yourself. Add the $5000 to the indirect costs and then divide by the Gross Profit % and you now have a pretty good idea of what your sales volume needs to be to provide you with $5,000 a month income. Let's build on the salesperson example,

$5,000 plus the indirect costs of $1,800 equals $6,800.

$6,800 divided by the gross profit % of 55% or .55 = $12,364 in monthly sales volume should provide you with $5,000 in monthly income.

Break-even analysis is a linear tool and assumes that operational relationships between sales and expenses will remain the same (as laid out in the formula). Decisions involving longer terms or with multiple variables are more difficult to predict and should be re-analyzed over time.

Picture Perfect System Restore Rollback Rx

Picture perfect: that is how the Rollback Rx snapshot based system restore software works. Recovering lost data can be quite a hassle and cost you dearly in terms of time as well as money. But with RollBack Rx system restore software anyone can repair computer issues. The rollback abilities of Rollback Rx are versatile. They let the user create a snapshot of the whole system so that you can roll back to a specific snapshot of your choice.

User Benefits of the Rollback Rx

Educational institutions usually restore their IT systems back to the start of the previous semester. With Rollback Rx, they can achieve this in just about three mouse clicks. They dont have to use ghost, imaging or mirroring software, resulting in substantial savings in cost.

In the corporate scenario, users set their Rollback Rx to take snapshots at specific intervals. Suppose the system crashes, they can roll back to the last snapshot. Before you install software in the beta version, Roll back can help in testing, recovering or uninstalling applications.

Domestic users can play it safe by taking a snapshot of the system before they try out new software. In spite of uninstalling certain software, remnants of this software are often left behind in the system and registry. This makes the system slower. Rollback Rx does a clean uninstall of unwanted programs.

Sometimes operating system critical updates are such huge files that you are forced to leave the system on overnight, unprotected. Rollback Rx makes the process simple by maintaining these updates. The networking ability of Rollback Rx lets administrators use an Internet based console to configure Rollback Rx installations.

Thus, Rollback Rx can be used to fix computer problems. The pc restore facility is invaluable and deployment can be a large network in an organization or a personal computer used by an individual. Rollback Rx gives your system that extra security to keep away hackers and viruses, which are the two things that commonly put fear in a user. Rollback Rx can recover data even after you format your system. It uses a subsystem and kernel system to protect the PC.

Remote Control

Support through remote control is not an easy process. But with Rollback Rx, it can be. All that needs to be done by the user who is traveling is to reboot and then hit a designated key to do a pc restore to a state where it can function fully. No need to go through the tedious process to bringing back and sending bulky systems. So no more time wasted through lengthy sessions instructing the user to do the right thing!

A Sure-Fire Shortcut to Competitive Advantage

All businesses that outperform their competitors have two key characteristics in common: a highly-energized workforce, plus hordes of delighted customers that keep coming back. Two nice things to have - but of course everyone knows the reason so few businesses enjoy a clear competitive advantage is precisely because these two things are so difficult to achieve. But wait. If its really as difficult as all that, shouldnt those few businesses that manage to pull it off be absolutely exhausted by the effort? When you take a close look (as I have) at those rare businesses that consistently achieve both objectives - flashpoint businesses, as I refer to them - what you invariably see is just the opposite. Employees at all levels seem perpetually fired up, as if every day theyre engaged in some kind of fun group activity. Is there some big secret about "energized workers" and "delighted customers" that these flashpoint businesses understand, and everyone else seems to have somehow missed?

There most certainly is. And it has to do with what most people consider the basic difference between "work" and "play". The first step on a shortcut to competitive advantage is to understand the specific elements that make play so much more satisfying than work.

Play Element 1: Challenge

Achieving better bowling scores would be so much easier if the bowling pins were closer. On the other hand, who would pay to go to a bowling alley where anyone could knock down all the pins every time with ease? Knocking them all down over and over again would quickly begin to feel like the kind of repetitive, pointless activity most bowlers experience at their jobs, and go bowling precisely to get away from. To be fun, it has to be a real challengethats key.

In most workplaces, there is no one single well-defined mission that takes precedence over everything else. Instead, there are all kinds of tasks and objectives and deadlines that often make workers feel theyre being pulled in a dozen directions at once. For many, the only real challenge on the job is resisting the temptation to quit.

Contrast this with flashpoint businesses, where the one crystal-clear overriding mission is to draw business away from competitors by attempting to delight every customer every time. In these businesses, the reason it looks like workers are having fun is because in many ways their work feels like a game with a single, challenging, shared objective.

Shortcut to Competitive Advantage, Part One: Challenge everyone in your business to think of -outperforming the competition through superior customer care as the primary objective that overrides all others at all times.

Play Element 2: Rules

Every play activity has it own elaborate set of rules. In a new game, even before play begins, all the rules are carefully spelled out. These rules add to the challenge, and keep the game fair for all.

In the work setting, the rules are often vague and unclear. They may even seem to shift and change from time to time, based on different situations as they arise. Workers often feel reluctant to take initiatives, unsure if doing so will later earn them praise (for thinking outside the box) or rebukes (for breaking the rules). They tend to adopt a play-it-safe approach.

By comparison, most flashpoint businesses spell out their values and their prioritiesthe rulesover and over again. Your goal is to delight the customer, but not by doing anything that harms the organization in any way. We want to pull business away from our competitors, but never in an unlawful or underhanded way.

Shortcut to Competitive Advantage, Part Two: Ensure that your workers understand how the game is to be playedhow, for example, you will be giving them opportunities to come up with their own ideas for enhancing the customer experience. Clarify what constitutes a foul or a violation of the rules.

Play Element 3: Scoring

In play activities of every kind, there exists some sort of scoring mechanism that lets the players know immediately how well theyre doing. This immediacy is critical. How popular would bowling be if the pins were in the dark, and players never found out how well they played until their scores arrived in the mail weeks later?

This is what it feels like for most workers on the job. They dont find out how well theyre doing until the quarterly reports come out, or until their annual performance evaluation meeting.

Things are different in flashpoint businesses. There, spontaneous positive feedback from happy customers becomes the number-one scoring mechanism. At the same time it also serves as the number-one employee motivator, the basis for endless internal celebration and recognition.

Shortcut to Competitive Advantage, Part Three: Harvest immediate positive customer feedback by every means at your disposal, (especially informal face-to-face conversation), and direct as much of this feedback as possible to your workers.

Play Element 4: Satisfaction

Bowlers know before every game that they wont succeed in knocking down every pin every time. Players in every kind of game know theyll never achieve a perfect scorebut this does nothing to diminish their attempts to do so. And when their score tells them their performance has moved closer to the unachievable goal, their feeling of satisfaction and accomplishment is profound. Theres shouting and high-fiveing and every kind of exuberant victory dance imaginable.

Flashpoint businesses also know they wont succeed in delighting every customer every time. But when the feedback indicates theyve moved closer to that unattainable objective, the same kind of cheering and celebration erupts. Its something thats almost never experienced in the majority of workplaces, and its something thats almost routine in flashpoint businesses. Theyve once gain beat the opposing team, and once again the dance of victory unites all of them in their shared accomplishmentand in their shared determination to play the game again, and strive together to win another round.

Shortcut to Competitive Advantage, Part Four: Create a culture of celebration that maximizes workers sense of accomplishment with every rave review from delighted customers. This is the motivational fuel that quickly gains the most powerful competitive edge in any businessand helps sustain it over the long term.

Small Stuff And The Power Of A Penny

This is the second time this has happened. Once with a neighbor and again this past week at our rental property. A penny, a simple little penny disrupted a household by lodging itself between the wall and the spinning plate inside a garbage disposal. When it happens, this little penny can stop the workings of a kitchen in an instant.

Think about the stuck penny for a minute. When one flicks the disposals switch, nothing happens. Not even a match for a fork attack or a torrent of water.

Large chunks of food sit idle. Decay. Inevitably, stench. Plus more problems.

Dishwashers are often connected to disposals as a primary or secondary crusher, so when the dishwasher starts to pump out its water, the sink starts to fill up. Fork and water attacks are followed by the plunger. Still, nothing works.

From this point on, you might say the kitchen surrenders control to a simple, out-of-place penny. If theres only one sink, one can't clean dishes at all.

The residents time, once used for productive activity or relaxation, is now spent working around a dysfunctional sink.

Then come repairs. If the owner calls a plumber, he will pay for repairs or installation of a new unit. A do-it-yourself job will likely result in a helter-skelter mess under the sink, a combination of dismantled pipes and the water thats seeped out of them.

Eventually, the owner rescues the disposal from the invading penny. Then the process of reconnecting pieces and eventual cleanup takes place.

All this for a penny. What power.

Well, that penny is like your business decisions or actions. One small decision or one small action can completely alter outcomes, even grind operations to a standstill, if youre not careful.

With only a few weeks left until the year ends, you can still make seemingly small decisions or take small actions that will have a huge impact on your organization in the upcoming year.

Here are a few:

Upgrade: Outdated technology, old equipment and software slow you down and prevent you from competing at your best. You dont always have to have the newest state-of-the art items, but you cant afford to miss deadlines or turn out shoddy products, because your equipment isnt keeping pace. We recently revisited an old vendor to buy some marketing products. One employee explained how the owner almost went out of business a few years ago and complained that times were tough even now. A quick glance around the production shop told the story. Equipment was archaic at best. The vendor couldnt produce even the simplest of products for us by todays standards. She struggled her way through the job, losing our confidence. Because she couldnt output what she claimed, she had to compensate with products that we didnt originally want. She also put undue pressure on us as she blew our deadline. We wont be returningnor, we suspect, will many of her other customers.

Buy: Purchase reliable, portable tools to keep yourself organized. PDAs, phones with calendars and internet access allow you to stay on top of things even when youre away from your desk. We use the Treo products offered by most of the major players. (RIM the provider of the Blackberry currently has a $400 million to $1 billion patent suit that may affect several million subscribers, so step cautiously with this product for now.) Say youre at an event and you have the good fortune of meeting a very lucrative prospect. Youre busy, hes busy, and the timing is just right to make a follow-up appointment to talk serious business. Your chances of making that appointment happen, of closing a sale, and of building a long-term business relationship greatly increase if you can strike while the iron is hot. Having your calendar in your pocket via one of these handy devices affords you the ability to seize opportunity now, rather than having to wait until you return to the office and have to navigate your way past the prospects gatekeeper on the phone.

Strategize: Visit your strategic plan and make adjustments. Our philosophy is that if management does not have their strategic plan on their desk regularly the plan is most likely useless. Think of it this way. When you travel you have your map or GPS with you and refer to it often. This means it must be in a form that key decision makers can use to plan their day every day for the upcoming year. David just worked with Infosys, a company made famous by its own merits and highlighted in Thomas Friedmans most recent book The World is Flat. During a strategizing session with members of the board and billionaire CEO Nandan Nilekani, the management often stated they've had 49 consecutive quarters of profitable growth hitting both revenue and profit projections while growing close to 45% per year. Sanjay, the Chief Strategist, spends his days making sure their strategy is on target. They expect to grow from $2.2 billion to over $3 billion next year. This from a group of people who each put $250 into starting the business. When they were all done, David and the team were able to put the strategy onto one page so that everyone was in sync. In addition, the plan has to meet its purpose, but its length neednt rival War and Peace. The most important thing to remember here is that you have to use the strategic plan as your road map to success in the upcoming year. Getting it down on paper is often the most challenging task, but by far, the rewards outweigh the time and effort you initially expend up front.

Learn: Promise to put self-education somewhere on your list of goals this year. Assess the ways you currently feed new information into your brain. What means give you the biggest brain boost for the time and cost? Replace those that dont cut it any more. The good news is that there is a plethora of great books out there targeted to hungry leaders who want to do better this year than last. If you belong to a networking group or other professional club, ask around to see what others are reading that might be of benefit to you. Magazines are good for gaining awareness, but by nature (the lengths of articles are short), they cant compete with books in terms of providing depth and enough information to allow you to retain and utilize what youve learned as well. There are also some excellent programs for executives offered through continuing education departments at universities such as from online programs to classroom settings. The courses that David teaches at New York University are experiences in and of themselves. Business 2.0 also recommends University of Virginia, University of Chicago, and others (see their website) to appeal to those in various geographic areas.

Balance: Schedule time to live your life amidst a busy work regimen. This can be tough for those at the management and ownership levels. Whats the point of anything you do if your nose is so close to the grindstone that you dont see any fun in your life? Working long and hard is admirable and often yields great successes. But theres no guarantee that numerous hours of sacrifice will bring a proportional load of prosperity. In fact, workaholic martyrs find themselves spinning their wheels, because they dont have the mental breaks they need to rejuvenate themselves and bring fresh thinking to the table. The time you take doesnt have to be on a long trip far away. You can start by taking a 3-day weekend or a Wednesday afternoon just to clear your head. If travel is something youd like to do, try going somewhere that would benefit your business: visit a vendor, attend a conference, tour a clients operations, study your craft at a course. Youll be able to justify the time and expense to yourself and get away at the same time.

Exercise: This is not a New Years resolution that you can let slide by the time February rolls around. And no, were not stressing the importance of activity, because it will make you look prettier. Stress combined with a sedentary lifestyle will eventually take its toll on your heart or surprise you with other health calamities, if you dont take care of yourself. Exercise is NOT optional, it is as important as nutritious food and fresh air. Just 20 minutes of activity 4 times a week can greatly improve your health. If youre looking for an easy, proven formula that combines activity with eating healthfully, pick up a copy of Bill Phillips book, Body for Life. Youll be inspired as well as informed. Besides improving the quality and length of your life, youll improve blood flow to your brain, allowing you to make faster and better decisions on the job.

Spend: If you havent already, take an overall picture of your organization and determine where extra dollars can go to make improvements. Is there an unreliable computer in the mix or a crackly phone that deserves a slam dunk in the trash bin, nows the time to make changes. Not that we have anything against the tax man, but lets face it, some wise spending now will improve your tax burden as well as your operations. Just be sure to get purchases documented by the end of your fiscal year, whether thats December 31 or another date. We know, December is a month when youre distracted by holiday parties and the prospect of a few well-deserved days off with the family. Just make sure to keep the distractions in check and stick to the deadline. Also, if youre not sure where to wisely place those extra dollars, call in trusted colleagues or other outside advice. When it comes to your own work environment sometimes its difficult to make an unbiased judgment call. Someone from the outside often can see your challenges because they are not stuck in your day to day work routine.

Deplete: For those of you with mandated or restricted budgets, you may have to spend a certain amount to maintain budget figures for the following yearthe old use it or lose it philosophy applied to budgets. This doesnt always make a lot of sense to the rest of the world, but if you cant avoid the process, there are some strategies you can deploy to stretch the benefits of in-a-rush spending. Your smartest options are to look at opportunities that require payment now but that can either be utilized or delivered at intermittent times throughout the upcoming year: conferences, training and development programs, services or products that arrive on a monthly or rotating basis, etc. Besides, projects paid for in advance dont get cut that easily. New projects are subject to the new years scrutiny.

Not sure how to choose what tactics to employ? How about placing a numerical figure next to each one on a scale of 1-5 with 1 being the hardest to do and 5 being the easiest? Then rate the return on your efforts with 1 being the lowest return and 5 being the highest. Add the numbers together. Those with the highest number are obviously your top choices.

As you can see, even with only a few weeks left to the year, there are still options available to you to make rapid change to your organization. Adding just one of these tactics to your tool kit this month could transform the way you do business next year.

Aging Well With Acupuncture and Chinese Medicine

More attention is being spent in this country on the topic of aging than every before. As more and more Americans enter their fifth, sixth, and seventh decades, they are looking for ways to feel younger, look younger and age healthfully. Millions of dollars are spent annually on vitamins and food supplements, cosmetics and cosmetic procedures, exercise equipment and gadgets in an effort to ward off, and even deny, the ravages of old age.

In our culture, we tend to think of aging as a breakdown or a decline in health, almost as if our bodies are failing us. However, the Chinese have a different perspective. According to Chinese Theory, aging are not considered a breakdown, but rather a normal life transition. How you age and live in your later years depends on your lifestyle in the preceding years. There are many factors, some you can control and some you cant, that affect how you will feel and look as you age.

To understand aging from the traditional Chinese framework, we need to understand the concept of Essence. Essence is one of the most important substances in the body, and is responsible for birth, growth, development, and maturation. It is also the foundation for all other substances in the body.

We inherit one kind of Essence at the moment of conception, called Congenital Essence. Congenital Essence is not only responsible for growth and maturation, but also genetic traits and constitution. As we age, Congenital Essence becomes depleted, and when this Essence is completely used up, according to Chinese theory, we die. While Congenital Essence cannot be replenished, it can be used judiciously through good lifestyle habits, and it can be augmented by another kind of essence, called Acquired Essence.

Acquired Essence is made up of nutrients from the food we eat, and can be built up by eating well. Good health, strength, and high levels of energy manifest an abundance of Acquired Essence. Any excess of Acquired Essence is stored in the Kidney, along with Congenital Essence.

Essence is stored in the Kidney, which in Chinese medicine is a system of functioning, not necessarily the kidney organ. The Kidney, according to the Chinese, is responsible for growth, maturation, sexuality and fertility. It also governs the bones and teeth, the brain, and is associated with the ear and hearing. Essence is strongly associated with the Kidney, and is often referred to as Kidney Essence.

The gradual depletion of Kidney Essence is the mechanism responsible for aging. It can be seen in weakening and brittle bones, loss of teeth, hearing loss, confusion, and memory problemsall manifestations associated with the Kidney. Weakness and lack of energy is also a common condition of depleted Kidney Essence, along with lumbar pain, as the Kidney is housed in the lower back.

Eat Well

So how, according to Chinese Medical theory, does one preserve Kidney Essence to age well? While there are many factors, good diet is the most obvious. Chinese dietary therapy is a whole discipline by itself, and many books have been written on the subject. One focus of Chinese dietary therapy is on eating and preparing foods in a way that they are easily digested. Foods that are difficult to digest use up energy, or Qi, and over a long period of time can deplete Essence. Some guidelines for eating well include:

-Avoid spicy or greasy foods.

-Avoid very cold foods, such as ice cream or iced drinks.

-Drink fluids that are room temperature or warmer.

-Lightly steam or stew vegetables and fruits, as raw foods can be difficult to digest.

-Avoid drinking too much alcohol.

-Talk to a practitioner of Chinese medicine about what foods are best suited to your specific condition or constitution.

Manage Your Stress and Moderation

Managing stress is another way to protect our health as we age. Unfortunately, many of us find stress an acceptable by-product of the busy, and often overwhelming lives we lead. Some of us dont even realize that we are under incredible amounts of unrelenting stress because we are so busy trying to get everything done. In either case, stress exhausts us physically, disrupts relationships between organ systems, creating unhealthy imbalances, and depletes essence.

Equally exhausting to our internal organs, especially the Kidney and the Spleen, (which is responsible for digestion) is overwork. This means long hours spent working or studying without adequate rest. Damage due to overwork can also be caused by excessive exercise. Therefore, working in moderation and getting adequate rest is essential to preserving Essence.

Moderation is also key with regard to your sex life. Because the Kidney is responsible for reproduction, according to Chinese medicine, sexual practices can also affect Kidney Essence. Having too many children too close together, or having sex too frequently can deplete the Essence and cause premature aging.

Adhering to the principles of Chinese medicine, by incorporating proper diet, adequate rest and moderation in all things, can go a long way toward aging with energy, vitality and good health.

Why dont you increase your fertility with the help of the fertility calendar?

If you are facing several difficulties in getting pregnant, you are hence not alone. Such thing has long been a major dilemma for most women. The incapacity to get fertile is nonetheless a great risk to be faced by both men and women. Some failed marriages can trace their roots from one of the couples incapacity to bear a child. Being childless can open certain emptiness in a married couples life. It may sound clichd but there is always a solution to every problem.

What is the fertility calendar?

What is there with the fertility calendar? How can you increase fertility with the fertility calendar? Basically, the fertility calendar predicts in which days you are most probably fertile so you can have a successful pregnancy. Experts recommend that you get into a sexual intercourse in your most fertile days. You must first be aware of your own cycle to get into the meat of your fertile days. The fertility calendar will make you see your fertile dates, the end of your menstrual cycle, your ovulation period, and the most probable due dates.

What can the fertility calendar do for you to increase your fertility?

By using the fertility calendar, you get to know a series of ways wherein you can put your own cycle into a chart. When you are aware of when your most fertile time is, you increase your chances of conceiving. The fertility calendar also allows you to conceive the gender of the baby of your choice. So if you do want a baby girl or a baby boy, start using the fertility calendar. How can this be possible? It is said that the sperm that contains the X-chromosomes are able to live longer and they swim a lot slower in contrast to the male Y-carrying sperm cell. Therefore, if you engaged into an intercourse at least 3 days before the ovulation, you may get a baby girl. But if you get into an intercourse a lot closer to the ovulation period, you get bigger chances of getting a baby boy.

Meanwhile, if you aim to delay your pregnancy because you wish to wait for a longer time before you get pregnant again, the fertility calendar will also guide you in your goal. Hence, unwanted pregnancies are also avoided by the use of the fertility calendars.

How can the herbs help you increase fertility?

Aside from the fertility calendars, you can always supplement your quest to increase fertility with the use of herbs. According to the customs, there are some herbal plants that pose a great influence on ones fertility. Among of which are the red clover, wild carrot, liferoot, wild yam, and partridge berry. There are women who can attest to the magnificence brought about by their drinking of these herbs.

There is nothing wrong to try the customary practice of drinking the herbal plants as long as there are those who can attest to its wonders and safety. Meanwhile, some free fertility calendars are available in the internet. You simply have to download it and start tracking your own menstrual cycle and therefore learn to determine which your fertile days are.

Temporary Staff And Motivation - Are Short-term Contracts Damaging The Health Of Your Organisation?

Why do managers use temporary contracts and agency staff? Sometimes it is for short-term projects. But often it is simply a device to try and get round the constraints of employment legislation, in the hope of keeping flexibility in an uncertain future in essence, shifting the risk of job security from the firm to the individual. Of course, European legislation has recently made this more difficult. But there is a bigger question underlying the practice: whether using temporary contracts improves or harms an organisations performance.

In general, the popular assumption has been that people will work harder if they have to get their contract renewed in a few months, and that that will improve output. On the other hand, it is argued that people on temporary contracts may be more dissatisfied and so perform less well. Psychologists in this area have performed useful studies over recent years, though the results have not always been what one would expect.

Mark OSullivan of Birkbeck tested the question in a small but representative study of UK public sector employers, by looking at expectations of staff performance (through scores in the recruitment process) against how they actually performed (through staff appraisal scores), and seeing whether this comparison was different for those on temporary contracts. The results depended on how employable staff felt. Professionals who expected easily to be able to find another job resented being put on temporary contracts and performed less well. But less skilled or mobile staff in areas with fewer vacancies did work harder and produced more.

A subsequent major survey-based study is now under way across a number of European countries, led by David Guest of Kings College London. Initial results suggest that staff often now prefer to be on temporary contracts but that the reason is that it is a way of avoiding the more difficult or less visible work: this gets given to the permanent staff, who also have to put up with the long hours needed to deliver it, while their temp colleagues are already down the pub. The effect on organisational performance has not yet been measured, but seems unlikely to be positive.

We can conclude that the true position is complex, and that no one should offer temporary contracts without a good deal of thought: motivational effects on both the temporary employees and on their permanent colleagues may be hard to predict. And a small early investment in expert advice may pay dividends later on.
